We have a range of services that can be catered to your project

Home visit

Before signing a contract, one of our design directors will come to meet you and talk about your project. This can be an opportunity to discuss some initial sketches and talk about the project and what you have in mind. Critically, we want to understand what, why and how you want to deliver your project. For this discussion we will always prepare a project information package, which will include local design guidance, planning constraints and our process. We will always follow-up this visit with a fee proposal, usually on the same day.

Concept design

After the house visit and singing the contract, you will be passed onto one of our in-house design architects who will guide you through all the design stages, up until we hand the project over to a contractor. Once you are introduced to your architect, all interactions will take place using Google Hangouts or similar. This includes, design, communication, project management and payment. The first stage is the concept design, in which you will talk through your ideas in plan. Your architect will propose up to 5 potential designs, which will be issued to you for review. 

Measured survey

As you are discussing your concept designs, we can start preparing your existing drawings. As part of any planning application we have to submit a series of existing and proposed drawings of your project to the council. As such, the survey will enable us to produce the necessary information for the submission. To do this we will put you in touch with one of our network of surveyors, who will arrange a site visit and draw-up your property.

Planning application

With the survey information and the agreed concept design, we will be able to produce a set of planning information for submission to your local authority. This will always include: a location plan; existing drawings; proposed drawings; planning forms and a block plan. Your architect will monitor your project throughout the planning application process to ensure you receive planning approval. Minor changes to the drawings will always be included as part of our application fee. Re-submission of a new application will always incur a cost depending on the scale of the changes required.

Building regulations

Following the submission of the planning application, your architect will help you assemble a set of Building regulations drawings. We have an in-house technical team, that will collaborate with your architect to produce a set of building regulations drawings for submission to the council. These drawings always include enough detail to go to tender for a contractor to complete the majority of the build (Foundations, walls, ceilings, floors, electrics & plumbing - known as fist fix). 

EXTRAS

Scope of works

To obtain a more detailed & accurate tender, we suggest producing a scope of works. This is a breakdown of all the items you wish to include in your project. From light fittings to door handles, we have a network of suppliers at trade discount that we use for all our projects.

Lighting & electrical plan

All projects should include a lighting and electrics plan. You contractor will need one, we can produce one. Otherwise the contractor will have to design it for you.

 

3D visuals

For certain projects it can be beneficial to get 3D renders done. We have a fantastic 3D team who are experts at delivering internal and external 3D visuals.
